By "dense" I mean how much of the world can you really explore? Is it like Fallout where you can go inside 50% of the buildings? And is the open world really that open? As in you can go just about anywhere? Or is it like Borderlands where it's just a bunch of fenced off sections and only a handful of interiors areas?

I seemed to be able to go into a lot of the houses I saw and find loot/survivors, so I'd say it lets you explore a decent amount.

No, in fact you can't explore many buildings at all. I'd say about 5-10% of the structures are accessible, mostly the buildings they choose for a quest. I was hoping it was like Fallout 3, after I read the IGN review, where they said "Like Fallout 3, with zombies". I really wanted to rummage through hundreds of shacks, stores and houses.

But no, it's not like Fallout 3 where you can go into a building so long as it wasn't 'destroyed'.

There is an urban area, and sewers, etc.

That's kind of depressing, especially after that teaser where the survivors trapped inside of the hotel and only the kid makes it out...of the window...I was hoping to raid office-buildings then swan-dive from the former CEO's office.

Yea, I was a bit disappointed.

Don't get me wrong tho, there are still handfuls of buildings, special or otherwise that you can enter. However, you'll find out right from the start when you can't enter any of the resort bungalows, only the select few that are tied to quests. For instance, you can enter the resort hotel, but you only have a small designated path to complete your mission. You can't take an elevator to all the other floors and raid 200 hotel rooms.
