Which 3 games would you play for the rest of your life?

Oblivion (I'd love to say Skyrim, but we don't know just how awesome it is yet)
Heroes of Might & Magic 3 Complete (Epic old game, I still play it through at least once a year)
S.T.A.L.K.E.R. Call of Pripyat (Least flawed of the series I love so much)

Hmmm, just so as I 'remember' what each genre feels like:

Strategy - Rome: Total War (preferably with the Total Reality mod as an option)
RPG - Knights of the Old Republic
Shooter - Call of Duty: Modern Warfare

Star Wars Jedi Knight: Jedi Academy (for Movie battles 2 mod)
Legend of Zelda: Ocarina of Time

So because they are now the only games that exist. The community will be there for them. I choose OoT for it being an awesome game it needs to exist. If The Orange Box doesn't count then I choose Team Fortess 2. If I can't have mods then I take MB2 as a standalone game. If I can't have that I choose Garry's Mod. It's sold as a game so it counts.
